The holiday season is fast approaching. The great thing about working in real estate this time of year is that buyers and sellers that contact you are very serious. Buyers don't want to go out looking at homes during the holidays and in potentially bad weather unless they are very serious about purchasing a home. So if you are a seller and you are getting showing requests, that's great!
As of Oct. 1st the DNR has mandated that water tests will need to automatically include arsenic and nitrates. In our area this is something that was only requested by lenders from time to time. Now this is how all water tests will be done. Whether you are a buyer or a seller, keep in mind that this is going to be an additional cost.
Many buyers assume that all "bank owned" properties can be purchased for much less than listing price. A couple of years ago that might have been considered a true statement, but that is not the case any longer. Statistics are showing that bank owned properties are selling much closer to listing price than they were before. Some of them actually have multiple offers on them and buyers are offering higher than list to obtain the property.

This week the Bessette Group attended the Wisconsin Realtors Convention in the Wisconsin Dells. Many of the Realtors there stated that they are using their blogs to address specific questions asked by clients and potential customers. We are going to begin using this practice.
